What's Your CTR Telling You? A Guide to Understanding Click-Through Rate

Mar 20, 2025 | By Sarah Simmerman

Click-through rate, commonly referred to as CTR, is just as it sounds. The percentage of times a person clicks on the item you are measuring. You will see CTR on reports for a variety of platforms, including Google Ads, Meta Ads, and even SEO.

Why is it Important to monitor CTR?

If you boil it down to the fundamentals, CTR gives you a good indication of how relevant your content is to the audience it is being shown to. Because of this, it is a good indicator of opportunities to improve or optimize performance.

What Impacts CTR on Each Channel?

Google Ads: A low CTR is generally an indication that your ad copy is not relevant to the keywords you are bidding on within the campaign. Pay extra attention to the headlines in your ad copy, and take time to tie them back to your keywords.

You could also experience irrelevant searches, which can lower your click-through rate. You will often see this with match types that are too broad and automated bidding strategies.

Meta Ads: Due to targeting limitations in the housing market, you have a bit less direct control over your Meta ads. However, you can still optimize ad copy to improve your CTR. Ad copy and images significantly impact your click-through rate, and there may be a disconnect between your copy and the images.

SEO: This one can be especially difficult and slow to improve. You want to make sure all of your
Meta titles and descriptions are engaging and have a call to action to explore your website. The thing to remember here is that Google has the discretion to use a description other than what you provide if it feels more relevant to the search.

What Else Can Impact CTR?

  • Are your communities priced on the higher end in your market? Expect a lower CTR.
  • Is your community located in a less desirable area of town? They could have a low CTR.
  • Lower consumer confidence in the market? Expect to see a decrease in CTR.

So, there you have it – the lowdown on CTR. It's a simple metric, but it speaks volumes about how well your message connects with your audience. Whether you're tweaking your Google Ads, revamping your Meta campaigns, or trying to improve SEO, keeping an eye on your CTR is key. Don't be afraid to experiment and continuously monitor your CTR to stay ahead of the curve and ensure your message resonates with your target audience.
